As we move into the last month of 2016, real estate sales in Kamloops in November were higher in 2016 than at this time last year, with 3,021 residential properties sold to date vs. 2,459 in 2015. The number of new residential listings is greater than at the same as last year with 4,715 homes on the market vs. 4,684 last year at this time. There were 1,202 listings active, in comparison to 1,537 last year at this time. Of the 209 units sold last month, 156 were sold in Kamloops.

The median price for homes sold in Kamloops in November was $417,300 while the median for Kamloops and District was $355,000. These figures compare to $405,000 in October in the city vs. $375,000, while the rest were higher.

AAs we move into the eleventh month of 2016, real estate sales in Kamloops in October were higher in 2016 than at this time last year, with 2,812 residential properties sold to date vs. 2,270 in 2015. The number of new residential listings is greater than at the same as last year with 4,467 homes on the market vs. 4,423 last year at this time. There were 1,340 listings active, in comparison to 1,689 last year at this time. Of the 258 units sold last month, 196 were sold in Kamloops.

The median price for homes sold in Kamloops in October was $405,000, while the median for Kamloops and District was $375,000. These figures compare to $419,500 in September in the city vs. $386,000 District-wide. About 66% of homes sold at or below median price of Kamloops and District, while the rest were higher.

Good news for local investors! 

According to Western Investor, Kamloops heads the list of the top five centres in Western Canada for real estate returns.

The five centres include:

  1. Kamloops
  2. Coquitlam
  3. St. Albert
  4. Terrace
  5. Nanaimo

The number of new residential listings is greater than at the same as last year with 4,162 homes on the market vs. 4,117 last year at this time. There were 1,538 listings active, in comparison to 1,884 last year at this time. Of the 279 units sold last month, 203 were sold in Kamloops.

The median price for homes sold in Kamloops in August was $419,500, while the median for Kamloops and District was $86,000. These figures compare to $419,000 in August in the city vs. $375,000 District-wide. About 62% of  homes sold at or below median price of Kamloops and District, while the rest were higher.

The number of new residential listings is greater than at the same as last year with 3,824 homes on the market vs. 3,747 last year at this time. There were 1,708 listings active, in comparison to 2,042 last year at this time. Of the 362 units sold last month, 268 were sold in Kamloops.

The median price for homes sold in Kamloops in August was $419,000, while the median for Kamloops and District was $375,000. These figures compare to $413,900 in July in the city vs. $366,000 District-wide. About 62% of homes sold at or below median price of Kamloops and District, while the rest were higher.
