Making the decision to sell your home is a one you don’t typically make overnight, Why? Because whether you are moving by choice or out of necessity it is a large and stressful undertaking.
Choosing the Realtor® that represents you in the sale of your home, is a decision you need to consider very seriously. Too many people haphazardly make their choice based on who they know and how well they know them. This may seem logical but in reality it isn’t and here’s why.
The difference between a good sales outcome and a bad one can be up to 5 to 15% of your home’s value! That’s right I’m saying that if your home is worth say $375,000.00 that the difference between a good outcome and a poor one can be up to $55,000.00; for most people that number is larger than their annual net income! Is this beginning to sound important enough yet?
Because house prices in any market are elastic and never fixed. This is very important to understand, so let’s take a closer look at what that means. Because there are approximately 80 variables in the home selling process, does it not make sense that if they are not managed or improperly managed that the outcome of the sale could be negatively impacted? Of course it makes perfect sense, just as it would make sense to believe that if the home selling process and its more than 80 variables were properly managed with a strategic plan that called for certain actions to take place at specific times before, during and at the negotiation stage of the sales process, that the result would better than it would if there was no plan.
Many Agents will tell you they have a plan when in reality they don’t and what they really have is a license that allows them to put your home on the MLS. Putting a sign in your front lawn, advertising in the paper, holding open houses and offering on site home info flyers are all things you as a home can do for yourself. If in fact this can even be considered a plan understand that it is a 50 year old plan that has been passed down from one generation of Realtor® to another. What other industry that you know of still practices and implements plans and strategies that are 40 and 50 years old? You’re right none; in fact the internet age has made it that industries who are not re-inventing themselves every 5 years or sooner are very seriously putting themselves at risk of becoming irrelevant.
So does it really make sense to hire who you know best; or would it make more financial sense to hire someone who knows how to best protect your largest asset and put you in a position, by implementing the right plan and strategies to guide and direct the selling process, to safeguard the tens of thousands of dollars at stake?
